Roofing Claim Assistance

Navigating the world of insurance claims for roof replacement can be daunting, as insurance companies often have complex terminology and procedures. This post aims to clarify the different terms associated with roof replacement insurance claims, empowering you to ensure proper payment for your roof replacement.

RCV (Replacement Cost Value)

The Replacement Cost Value (RCV) is a crucial aspect of the insurance claim process, as it represents the amount the insurance company will pay to replace your roof. It’s important to note that the RCV amount doesn’t necessarily reflect the current cost of replacing your roof but rather the cost it would have been to replace it on the day it was damaged.

ACV (Actual Cash Value)

The Actual Cash Value (ACV) is the amount the insurance company pays after deducting depreciation from the RCV. The depreciation factor considers various elements such as the age and condition of existing materials and the type of damage. In some cases, if you are replacing an outdated material with a new one, no depreciation may be applied.

Depreciation

Depreciation accounts for the wear and tear on materials since their original installation. The amount of depreciation depends on the number of years that have passed since installation and the level of maintenance performed over those years. An adjuster or approved contractor from the insurance company determines the depreciation amounts.

Supplement

A supplement refers to an additional payment made by the insurance company when they determine that more funds are necessary to cover additional costs associated with roof replacement. These costs may include labor, permits, additional materials, and more. Supplements are typically requested after work has commenced and can take weeks or months for approval. It’s crucial to understand that supplements are not guaranteed and must be requested and approved before any extra funds are provided by the insurance company.

There are two kind of roofing projects, retail and insurance. For retail projects, we require 25% down and the balance to be paid within 48 hours after the county issues a certificate of completion.

For insurance funded projects, the first payment made is the homeowner's deductible. The deductible is paid once the homeowner has received their insurance scope of work and confirmation of an approved claim. We collect the first insurance payment the day work begins, this payment is usually 50% of the job cost. The final insurance payment usually comes 30-90 days after the work is completed. We ask that this payment be made as soon as the homeowner receives it.
